Patrice estimates the market value of your properties from official sales data: DVF (France, the tax authority's record of notarised sales), HM Land Registry (United Kingdom, the official land register), OMI (Italy, the tax authority's property market observatory), INE (Portugal, the national statistics institute) and the Ministry of Housing (Spain, accredited appraisals). Elsewhere in Europe, your declared value is indexed to the national house price index published by Eurostat — and in Switzerland to the FSO's IMPI, broken down by type of dwelling and by municipality category. Add your purchase price, track your capital gain, and visualize your real estate allocation within your overall wealth.
Rental & SCPI tracking

Track your rental properties and SCPI investments — French property funds, where you hold shares in buildings without dealing with tenants — with detailed indicators: gross yield, net yield, monthly cash flow. Rental income and loan repayments are automatically pulled from your wealth data — no double entry.
Rental management

Every building, every unit, every lease. Patrice tracks rent month by month and surfaces late payments as you go: you see straight away which unit is slipping, and by how much. Receipts are generated in one click, and your managing agent's statements are imported and turned into entries you review.
On the tax side, Patrice computes your rental result across ALL your properties — not one at a time, which is how the tax office reads it: a loss-making building offsets a profitable one, the offset cap applies once, and a rental loss carries forward from one year to the next. Actual expenses or micro-foncier, the estimate follows the regime you elected.
Come spring, the filing helper walks your year line by line, with its supporting annex — works and loans itemised — and exports as a PDF. Every version is kept: the one you actually filed with is still readable three years later.
Buy-to-let simulator

Before you sign: the price, notary fees estimated from your department's own scale, the deposit, the loan and its insurance. Patrice turns that into a monthly payment, a monthly cash flow, gross and net yield, and your debt ratio after the deal.
For a French property, the three regimes are compared side by side — micro-foncier, actual expenses, LMNP — each with its first-year tax. It is the heaviest decision of a buy-to-let project, and the one most often made without figures.
The area's price per m² comes from real sales (DVF in France), to place your offer. Each project is saved, reopened and compared — and converts into a real asset the day the purchase completes.
Wealth simulation

The simple simulation (free) projects your wealth over 25 years using three scenarios (pessimistic, median, optimistic) to give you a first look at the future.
The Patrice Simulation (Premium) goes much further: a Monte Carlo algorithm generates 500 possible trajectories by drawing a realistic economic scenario each year (crisis, stability, boom). Your assets react differently depending on their nature — real estate, stocks and bonds don't behave the same way during a crisis.
The result: a realistic range (P10 to P90) instead of a single number. Your loans are automatically amortized, and the simulation shows the real evolution of your net wealth.
Forecasts
PremiumDated events, 36-month cash view, low point
Your projects become dated events: the car in June, the works voted at the owners’ meeting, the deposit for next year’s purchase. From that one list Patrice derives two views — your cash month by month over three years, and your net worth over the long run — each drawn with and without those events, so you see exactly what they change.
The cash view yields the figure a wealth projection never gives you: the low point. The month your available balance falls furthest, and how far — to be read against the comfort threshold you set. A property purchase entered once produces all four of its effects: the deposit leaves cash on its date, the monthly payment becomes a recurring flow, the property enters your assets and the loan your liabilities. And a savings contribution is not assumed frozen for five years: it carries a growth rule — fixed, inflation-linked, a chosen annual rate, or dated steps.
What the engine refuses matters as much: it never invents a missing figure (an unrecorded parameter counts as zero and is listed on screen), it does not silently reinvest what is left in your account at month end, and it does not count your existing loan payments twice — they are already in your expenses. Same inputs, same result: the projection can be checked.

The annual report freezes your wealth on a given date and compares it to any other date: net worth, gross assets, total debt and Patrice.index side by side, with the change for each.
It breaks down what actually moved over the year — asset class by asset class, market valuation of your property, rental yield, price tracking of your listed positions — then reconciles it with your budget and each household member's share.
Every report can be downloaded as a PDF and kept as a record. Combined with the monthly report, you get a continuous history of your wealth instead of a snapshot.
Household management
Multi-user, shared wealth
Wealth is often a couple's affair. Patrice lets you share your account with your partner: you both see and edit the same data, in full transparency.
Each asset and expense can be attributed to a household member or to the couple jointly. You see the overall wealth, but also each person's share. Every change is logged in an audit trail.
The shared account is free. If one of you is Premium, the other is too — one subscription for two.
