The reality

Your wealth spreadsheet has hit its limit.

Four signs you already know it.

1
You no longer know what your property is worth today.
The 2015 purchase price says nothing anymore.
2
4 to 5 accounts, no overall view.
PEA, PER, assurance-vie, savings, rental — each tab, its own world.
3
Your partner asks where you stand.
The spreadsheet is never up to date with the right figures.
4
You think about retirement, with no visibility.
15 years ahead. No chart to picture them.
The product

Here's how Patrice answers.

Is my wealth in good shape?

The Patrice.index answers with a score out of 100. The wealth-health radar completes it across six readable axes. No need to be an expert — just a clear read on your situation.
  • A single number, not a dashboard to decode
  • Debt, liquidity, concentration, diversification, protection, return
Gratuit

The real value of your property.

We estimate your property's current value from official sales data: DVF in France — the public record of sales registered by notaries — plus the official registers of the United Kingdom, Italy, Portugal and Spain. Elsewhere in Europe, your value is indexed to the national house price index. Your main home bought in 2015, seen in 2026 — and the gap, worked out for you.
  • Main home, rental, SCPI — French property funds: shares in buildings, without the tenants
  • Rental yield (gross and net) and what's left each month

A landlord? Patrice keeps the books.

Your buildings, units and leases. Rent ticked off month by month — a late payment shows up before you go looking for it. Come spring, the Form 2044 filing helper walks your year line by line, with its supporting schedules, and exports as a PDF.
  • Rent collected, late payments surfaced, receipts in one click
  • Rental result across all your properties — actual or micro-foncier, losses carried forward
  • Purchase simulator: fees, financing, cash flow, tax regimes side by side

Will I be able to retire at 60?

A projection that tests hundreds of scenarios (Monte Carlo method) and shows you three cases: cautious, realistic, optimistic. You picture your next 15 years, instead of a single figure too good to be true.

FAQ

Your questions, our answers.

It's deliberate. Your data stays with you, like your tax return. One visit a month is enough — just like with your bank adviser.

Patrice connects to no banking API. You enter your assets; they stay in your space, hosted in Europe. Full stop.

Yes — the demo is open, no account or card, with realistic sample data to explore freely.

PEA, PER, multi-asset assurance-vie, SCPI, Livret A / LDDS, CTO (ordinary securities account). Built for French taxation.

Yes for tracking: accounts, securities, crypto and property, in any country and any currency. Property estimates cover France, the UK, Portugal and Spanish cities over 25,000 inhabitants. In Italy they are limited, for now, to a few districts of Milan. The built-in tax rules, however, are French: no Italian, Spanish or Portuguese taxation.

No. Words with a plain equivalent are said in plain English. The ones without — SCPI, PEA, amortisation — keep their name but give up their definition on hover or tap, anywhere in the app. Switch it off once the vocabulary sticks.

Account sharing is included, even on the free plan. A shared household view, or an individual view, as each prefers.

Yes. Buildings, units, leases, rent ticked off month by month, service charges, imported managing-agent statements. On the tax side, the rental result is computed across all your properties — the way the tax office reads it — with losses carried forward from one year to the next and a Form 2044 filing helper you can export as a PDF. The tax rules modelled are French.

Patrice is not a financial advisor — it's a decision-support tool. Many use it alongside one, to arrive better prepared to their meetings.
